Components of the Cost Sheet

The cost sheet of Eaton Park will cover the total cost, including:

  1. Parking Charges: One-time cost for parking space, which varies with open parking, covered, or basement parking.
  2. Clubhouse Charges: Covers access to the clubhouse and its indoor features like spa, pool, gym, and much more.
  3. Advance Maintenance Charges: Paid the initial 1-year amount for maintenance of the property.
  4. Corpus Fund: A one-time deposit for any sudden repairs of common areas.
  5. Base Cost: Includes base building cost and land cost.
  6. Built-up Area Charges: Pricing is calculated based on the super built-up area and carpet area of the unit.
  7. Floor Rise Charges: Prices are applicable after the 5th floor. A price of Rs.30 to Rs.50 per sq. ft. will be added based on the floor level.
  8. GST: Currently at 5% as it is an under-construction property.
  9. Stamp Duty and Registration Charges: Government charges in Bangalore are 5% stamp duty and 1% registration, which is 6% of the agreement value. There will be processing fees, and they will be added to the final cost sheet.
  10. Customisation Charges: If buyers wish to make any changes, like changing interiors or adding any other upgraded fittings, these costs are added to the cost sheet.

An initial payment of Rs. 50,000 is required to reserve your desired flat. It must be followed by a 10% initial deposit of the total amount within 10 days of the booking amount. Each apartment layout has different cost sheets, and a detailed cost sheet will be given for all the units. This clear transparency will help to build trust with buyers and allow smooth transactions.
